Property Description

The subject property is timbered parcel of land that contains 40.83 acres, more or less, located south of Canyonville, in Douglas County. Parcels are located on the east and west sides of Pacific Highway, I-5. The subject property is identified to be located in the NE/2NE1/4 of Section 11, T32S, R5W, tax lot 300, 13.49 acres, and the NE1/4 Section of 11, T32S, R5W, tax lot 101, 27.34 acress.
The timber stand is comprised primarily of Douglas fir with small portions of Grand fir, Incense cedar, Western hemlock, and Ponderosa pine. In accordance to the Oregon Forest Practice Act, a scenic buffer must be retained along the highway. Access is completely restricted to the Pacific Highway, I-5. The State of Oregon does not guarantee access to the property. Easements, if needed, will be solely negotiated and obtained by the purchaser. Property is to be sold "As Is" along with other sale conditions shown on Exhibit B in the bid packet.
